New Construction

  • If you already have the perfect plot of land picked out or if you’re just starting your search there is no need to worry. We can work with you and offer guidance, no matter what step of the process you’re at.

  • You have the perfect spot picked out and purchased, now it’s time to design. This is where the client, builder and draftsman collaborate to create a vision for your home. We will design the layout while keeping budget in mind to create your dream home! At the end of this process, you will receive 3D rendering to help you visualize the space.

  • We start this step with setting a realistic expectation of cost based on size and description provided by the client.

    Once we have the plans finalized, we send them out to our subcontractors who give us pricing estimates for each step of the process.

    We then set a baseline budget for finish selections based on level of finishes the client has indicated they will want.

    A project estimate portfolio is then created for the client to approve or adjust as necessary.

  • Choosing the right lender for a construction loan is crucial to ensuring a smooth and hassle-free process. A lender experienced in construction loan draws will make financing straightforward, keeping your project on track. We can connect you with trusted lenders who specialize in construction financing, making the process as seamless as possible. Once your loan is in place, we’re ready to build! (Paying in cash? You can skip this step!)

  • Some projects may need approvals from local planning & zoning boards, the McCall City Council, or an HOA design review committee. We have extensive experience navigating these processes and will guide you every step of the way, ensuring everything is handled efficiently. Once approvals are in place, we’ll take care of all necessary permits, so construction can begin without delays.

  • The first steps of construction include installing utilities, excavation, preparing the foundation, and framing.

  • Now comes the exciting part of choosing your home’s interior and exterior finishes. You'll start with key selections like windows, roofing materials, and plumbing fixtures, setting the foundation for your home’s style. If you’d like professional guidance, you can bring in a designer to help refine your vision and create a cohesive look throughout your space.

  • Aspen Flat Construction is a very hands-on company. You will be guided through the entire build process by the owners and GC, Dominick & Jodi Guliuzza. We meet you on site regularly to review progress, discuss design options to be sure you are getting the custom home of your dreams!

  • Landscaping typically begins as home construction nears completion, ensuring your outdoor spaces are protected from the heavy traffic of subcontractors and equipment during the build. This approach helps preserve the integrity of your landscaping, allowing for a polished, finished look once your home is ready.

  • Once construction is finished and all inspections are passed, we’ll receive the Certificate of Occupancy, which is the final step before you move in. Congratulations! Your new home is now ready for you to move in and enjoy.

  • We’ll meet with you to discuss your ideas, goals, and vision for your home. Our team will work with you to help you refine your ideas and set clear goals for the project.

  • We’ll visit your home to assess the space, take measurements, and identify any structural or technical challenges. This helps us create a remodeling plan that works within the existing framework of your home.

  • Next, we develop a detailed design plan, including layouts, material selections, and a project timeline. If you’d like professional input, we can connect you with an interior designer to help fine-tune your selections and ensure a cohesive look.

  • You will receive a detailed estimate outlining costs, materials, and the overall scope of work. Once everything looks good, we’ll finalize the contract and set a construction start date.

  • Certain remodeling projects require permits or HOA approvals, especially for structural changes, additions, or exterior modifications. We’ll handle the permit applications and guide you through any necessary approvals, ensuring everything is compliant and ready to go.
